Building Surveys

Our building survey service is delivered in accordance with the standards set by Royal Institution of Chartered Surveyors, ensuring a consistent, high-quality and professional approach. Following the RICS Home Survey Standard, we carry out thorough property inspections to assess condition, identify defects and highlight potential risks, providing clear, structured reports using recognised formats and condition ratings. Our surveys are designed to offer impartial, reliable advice that helps clients make informed property decisions while meeting strict ethical, technical and reporting requirements established across the UK surveying profession.

We offer both Level 2 and Level 3 surveys in line with the standards set by Royal Institution of Chartered Surveyors, ensuring you receive the right level of detail for your property.

A Level 2 Survey (HomeBuyer Report) is suitable for conventional properties in reasonable condition. It provides a clear assessment of the property’s condition, highlighting any significant defects, urgent issues, and areas requiring further investigation, all presented using standardised condition ratings for easy understanding.

A Level 3 Survey (Building Survey) offers a more comprehensive and detailed analysis, ideal for older, larger, altered, or non-standard properties. This in-depth inspection examines the structure and fabric of the building thoroughly, identifying defects, causes, and potential consequences, along with practical advice on repairs, maintenance, and long-term considerations.

Condition Surveys & Risk Tracking for Retail, Commercial, and Residential Buildings

Our Condition Survey and Risk Tracker service provides professional assessments focused on the physical condition, compliance, and maintenance needs of retail, commercial, and residential properties.

Each condition survey is undertaken by qualified building surveyors in accordance with industry standards, covering all key

building elements that fall within a surveyor’s professional remit. This includes:

  • Building fabric condition and integrity of the building fabric

  • Roof coverings, external walls, windows, and doors

  • Internal finishes, fittings, and fixtures

  • Drainage and visible building services

  • Compliance and health & safety observations relevant to building condition

Our surveys identify existing defects, causes of deterioration, and potential future risks. Findings are presented in clear, detailed reports with photographic evidence and prioritised maintenance recommendations to support informed decision-making.

Complementing the surveys, our Risk Tracker provides an ongoing system for monitoring and managing identified risks. Each issue is logged, categorised, and tracked through to resolution, giving clients visibility and control over their property portfolios.

Our service delivers:

  • Accurate, surveyor-led assessments of building condition

  • Actionable maintenance schedules and risk registers

  • Transparent, trackable reporting across multiple sites

  • Support for planned maintenance, compliance, and asset management strategies

By combining professional building surveying expertise with structured risk tracking, we help clients maintain safe, compliant, and well-managed properties across retail, commercial, and residential sectors.
